The international foot has been exactly 0.3048 metres since 1959, so a square metre is 10.7639 square feet. The United States kept a second definition alongside it for land: the survey foot, 1200/3937 of a metre, which is longer by two parts in a million. Squared, the gap doubles — a survey square foot is about 4 parts per million larger than an international one.

On a flat, invisible. On a parcel it is money: across a 40-hectare holding the two definitions differ by roughly 1.6 square metres, and deeds are litigated over less. The United States retired the survey foot on 31 December 2022, so anything measured since is international — but the plats, deeds and state plane coordinates drawn before that date were not reissued, and they still say survey foot. This converter uses the international definition throughout.

The number is exact; what it counts is not

Unlike a recipe or a currency, this conversion has no rounding to argue about. What is worth arguing about is which area was measured. A flat advertised as 75 square metres in Kyiv is the total area including walls and balcony; the same flat in a British listing would be quoted as internal floor area, and in India as carpet area, built-up area or super built-up area — three different numbers for one flat, the last of which includes a share of the lobby and the lift shaft.

Super built-up area typically runs 25 to 40 per cent above carpet area, which is many times larger than any definitional wobble in the foot. Convert the number, then find out what it was counting: 807 square feet and 807 square feet can describe two flats you would not confuse in person.
